It’s easy to let some chores slip through the cracks. Life gets busy and even mandatory tasks like laundry and dishes can sometimes seem a bit overwhelming! While recently trying to keep up with these day-to-day chores thanks to the use of a cleaning schedule it’s come to my attention that there is a whole host of other tasks that should be seen to. These yearly home maintenance tasks are easy to forget about because they happen less often but are no less important in the grand scheme of things!

Catching problems early, before they escalate further can save you from a lot of heartache, stress and financial troubles later on. It is especially important to keep up with these items if you plan to sell or rent your home in the near future. Adding them to your planner or phone calendar might be a good way to keep up with them. I often find phone reminders work really well for these sporadic tasks! In the end, you need to come up with a system that works for you and your family to keep these important tasks from falling through the cracks no matter how busy life might become!

Check Pipes and Home for Leaks and Water Damage

When we imagine water damage most of us think about water spraying everywhere or a burst pipe causing a huge flood. While these things can happen typically you will notice it right away and presumably fix it quickly. Adding a yearly pipe inspection to your maintenance schedule will hopefully keep the above from ever happening in the first place and allow you to notice any smaller sneaky leaks before they become an issue.

Check under your sinks to make sure none of the plumbing has become loose and needs replacing. Check the flapper in your toilet to make sure it hasn’t worn out and take a look at the bottom of your toilets to make sure no moisture seems to be gathering where it meets the floor as this could be a sign that the wax seal needs replacing. If you see any water spots on your ceilings or walls it’s a good idea to look for the root cause and get it fixed before it gets worse.

This is also a good time to check your outdoor faucets and make sure that everything is working and no leaks have appeared due to the changing seasons and weather wear. Repair small problems yourself but call a plumber for more complicated issues.

Flush the Water From Your Water Heater

While checking for water and weather damage is something that most of us think about at least once in a while a lot of us forget about the water heater. At least until it stops working!

Over time sediments can build up within the bottom of our water heaters, especially if you happen to have hard water in your home. This build-up can not only reduce the life of your water heater, hastening the time when you will have to replace it completely. But it can also clog up your lines and reduce your energy efficiency, costing you more money every year to keep your water warm. You can avoid these problems by flushing your tank at least once a year (possibly more often if you have very hard water). If you feel comfortable doing it yourself there are many Youtube guides to help you out, but if it seems too complicated it might be worth it, in the long run, to call in someone to handle it for you.

Schedule a Roof Inspection

Your roof is probably one of the most important aspects of your home. It’s what stands between us and all of our valuables and the weather outside. If you live in an area where heavy storms are common or your roof is more then a couple of years old then it’s a good idea to have it checked out by professionals, dealing with your roof is one project that I highly suggest not trying to DIY.

While this is by no means a complete list of the tasks you should perform to keep your home running smoothly it’s a pretty good start and adding them to your yearly checklist or calendar as yearly home maintenance tasks will go a long way to making your home a safer and happier place to live.   1. These are great starter points to check and ensure everything is running smoothly in your home. Best to detect any problems early and get them fixed. I would not have thought to flush the water heater on a yearly basis.

      I wouldn’t have either – until we moved into our house before my oldest was born and it flooded like the first week we moved in haha. Now we make sure to check on it at least once a year.
